Seller Checklist

Please Consider:

  1. If you presently have a mortgage on your property we must obtain a written payoff letter from your lender (s). Please provide us with your social security number, the name, telephone number, and account number of your lender. If, in addition, we are to pay-off a home equity line or other loan, please let us know. We ask that you do not "draw" on the line after today without letting us know, as payoffs often take up to 7 business days to process.
  2. If the property is a condominium, please supply us with the name and telephone number of the management company.
  3. Please call us with the social security number of each seller (or the Tax ID number, if a seller is not an individual).
  4. While we prefer that each seller attend settlement in person, we realize in today’s busy world, that’s not always possible. Therefore, please let us know if any seller will not be attending settlement so a power of attorney can be drafted for your use.
  5. A title examination report will be ordered on the property showing all recorded liens, defects, and other potential problems in the property’s chain of title. We will contact you immediately if there are issues with your title.
  6. You should advise all appropriate utility companies of the sale (e.g. water, gas, electric, telephone, cable, and others). The telephone numbers for most local utilities are provided for your reference on our links page. If you have a private utility such as private water or sewer service, please let us know.
  7. Advise your homeowner’s insurance company of the closing date and request a pro-rata refund of your insurance premium. It is highly recommend that you keep your coverage in place for 48/72 hours past closing.
  8. When we pay off your mortgage, your mortgage company will return to you any escrow/reserves they may be holding. This usually occurs within 15 business days of the payoff.
  9. If the property being sold is located in Maryland and the seller or selling entity is not a resident of Maryland, there may be a state mandated withholding requirement. Please contact our offices immediately.
  10. If the seller is a foreign national or foreign entity, there may be a federal withholding requirement. Please contact our offices immediately.
  11. Please bring any and/or all house keys, garage door openers, warranties on new appliances or information on the alarm system, if applicable, to settlement.
  12. Please bring photo identification to settlement (this is required by our title insurance underwriter and your lender, if applicable).
